Here’s a list of the essential documents needed to sell your property in Portugal:

 

  • 1. Passport or Portuguese ID (Bilhete de Identidade)
    You’ll need a copy of your passport or Portuguese ID card (Bilhete de Identidade) for all property owners involved in the sale.

  • 2. Fiscal Number (Número de Contribuinte - NIF)
    The NIF (Tax Number) is required for all property owners to facilitate the sale and comply with tax obligations.

  • 3. Caderneta Predial (Property Tax Registration)
    This document, issued by the "FINANÇAS" (Tax Department), shows your property’s financial registration, including rates and taxes due to the local council.

    Tip:
    Ensure the Caderneta Predial is an up-to-date copy (no older than 6 months).

    For rural properties:
    The Caderneta Rústica is also required.

  • 4. Property Registration Certificate (Registo Predial)
    This document is obtained from the Land Registry Office (Conservatória do Registo Predial) and confirms:
    • The registered owner of the property

    • Any outstanding loans/mortgages

    • Property details like constructed area, plot size, and more

 

  • 5. Habitation License (Licença de Utilização)
    For properties built after 1951, a Habitation License (Licença de Utilização) is necessary, proving that the property was built according to approved plans for habitation purposes.

    Important Update: As of now, the Habitation License is no longer a mandatory part of the title deed. However, it is still essential to provide this document to your estate agent to ensure full transparency with potential buyers.

    For properties built before 1951: A declaration from the city council confirming that the property was built prior to 1951 is required instead of a habitation license.

  • 6. Technical File (Ficha Técnica)
    For properties completed after March 30, 2004, the Technical File (Ficha Técnica) provided by the builder is necessary. It details the construction process, materials used, suppliers, and technical data about the property.

  • 7. Energy Certificate
    Energy certificates are mandatory for all properties advertised for sale. This document provides a rating of the property’s energy efficiency and is required to legally list the property for sale.

  • 8. Mediation Contract
    After delivering all of the above to your agent, when listing your property, the agent will present a mediation contract to sign. This agreement allows us to represent you in finding a buyer for your property and guarantees we can begin the marketing process
